The Usual Jobs
Given a housing stock centered on 1990, the calls we run here are what you'd expect from doors and openers pushing 25 to 40 years old: torsion springs that have cycled out, rollers worn enough to bind in the track, and openers with drive gears or circuit boards that finally give out. Colorado Springs sits in a cold-severe climate band, so winter is when a lot of this shows up at once - cold-stiffened lubricant and torsion springs under more load will fail faster on the first hard freeze than they would in a mild climate. We also see cable fraying on the older extension-spring setups that never got upgraded to torsion. One honest limit: if a door's track is bent badly enough or the panels are rusted through, replacement is usually the better call than patching it panel by panel, and we'll tell you that instead of running up a repair bill on a door that's done.
Where It Sits
East Colorado Springs is about a mile southwest of the city center, tucked closer in than most of the other named areas we serve. Downtown itself is roughly four miles to the WSW, so it's a short run either direction. Broadmoor is about seven miles SW, and Southeast Colorado Springs sits four miles SSW - both closer neighbors than places like Peyton or Palmer Lake, which run 18 and 19 miles out. Across the full service area we cover 59,548 households, with 38,030 of those in owner-occupied houses, and a median household income of $95,392. East Colorado Springs' close-in position means it's usually one of the quicker stops on the schedule rather than a haul out to the far edges of the service area.
